Landlord Representation Functions
- Assist the client in determining their financial objective
- After carefully analyzing the market conditions, develop a strategic plan to accommodate the clients’ financial objectives
- Implement a marketing and leasing plan to perfect the strategic plan
- Identify suitable prospects, and with pleasant persistence and controlled aggression, turn them into tenants
- Begin establishing a relationship with the tenant which will be enhanced by effective property management to create long-term tenancy
- Provide annual projections and monthly reports to the owner documenting our progress

Management Functions
- Develop long and short-term management goals to maximize the profitability and long-term value of the asset
- Follow an established, well-documented property take over process to insure the orderly transition of all documents and records
- Review all existing documents and records to insure that the most innovative approaches are being used to minimize unnecessary expenses and maximize potential income
- Carefully manage the expenditure of funds in order to provide the perfect blend of maintaining excellent tenant relations while continuing to be good stewards of the clients financial resources
- Provide annual budgets followed up by customized financial and leasing monthly reports delivered to the owner expeditiously, with careful consideration to the budgeting objectives
