Landlord Representation Functions

  • Assist the client in determining their financial objectives

  • After carefully analyzing the market conditions, develop a strategic plan to accommodate the clients’ financial objectives

  • Implement a marketing and leasing plan to perfect the strategic plan

  • Identify suitable prospects, and with pleasant persistence and controlled aggression, turn them into tenants

  • Begin establishing a relationship with the tenant which will be enhanced by effective property management to create long-term tenancy

  • Provide annual projections and monthly reports to the owner documenting our progress

Acquisitions & Dispositions

Members of our real estate group have extensive experience in issue-intensive real estate transactions - both on the buyer’s and the seller’s side of the table. We know how to work with the key third parties who must either perform services (e.g. title companies, surveyors, and inspecting engineers) or whose needs must be anticipated and satisfied (e.g. lenders or underwriters) to ensure an efficient process.   • Provide annual budgets followed up by customized financial and leasing monthly reports delivered to the owner expeditiously, with careful consideration to the budgeting objectives

 

Tenant Representation Functions

  • To assist the client in the process of assessing their optimal square footage requirement

  • To identify the potential office, retail or industrial location

  • To analyze offers presented from potential landlords 

  • To negotiate lease terms and conditions with the potential new landlord

  • To assist with the value engineering process and the selection of contractors to insure the maximum use of the client's Tenant Improvement (TI) dollars

  • To oversee the construction process, to see that it proceeds in a timely manner

  • To insure that the clients build out conforms to the agreed upon plans
